Despite robust volumes, FHA's market share decreased from 11.56 percent in FY 2019 to 9.61 percent in FY 2020, reflective of the strong refinance activity in the mortgage market generally and FHA's historically smaller share of refinances overall.
The FHA-insured share of closed-end refinance mortgages for first lien, 1-4 family, site-built, owner-occupied properties increased to 10.4 percent in 2022 from 6.9 percent in 2021, while the VA-guaranteed share of such refinance loans decreased from 10.2 percent in 2021 to 9.5 percent in 2022.
FHA loans are popular with first-time homebuyers — and borrowers challenged by traditional financing — because of their low credit and down payment requirements.
FHA loans require a minimum 3.5 percent down payment for borrowers with a credit score of 580 or more. Borrowers with a credit score of 500 to 579 need to put 10 percent down to get an FHA loan. Conventional conforming mortgages only require 3 percent down, and VA and USDA loans require no down payment.

In August 2021, 73% of loans were conventional, 13% were FHA, 9% were VA, and 1% were USDA. The reason the share of government-backed loans tends to go down in a more competitive market isn't necessarily because the loans themselves are a problem.
Because FHA closing costs include the upfront MIP, an FHA loan can have average closing costs on the higher end of the typical 3% – 6% range. That doesn't diminish in any way the value of getting an FHA mortgage, with its low down payment, lower interest rates and flexible underwriting.
FHA Loan: Cons
Here are some FHA home loan disadvantages: An extra cost – an upfront mortgage insurance premium (MIP) of 2.25% of the loan's value. The MIP must either be paid in cash when you get the loan or rolled into the life of the loan. Home price qualifying maximums are set by FHA.
You still need decent credit for an FHA loan. While we didn't have ultrahigh credit scores, getting an FHA loan wasn't a free-for-all: Buyers must have a 580 credit score to take advantage of the 3.5% down payment option. Lenders also have a stake, and will often demand a credit score of 600 or higher to qualify.

"Closed-end debts do not have to be included if they will be paid off within 10 months and the cumulative payments of all such debts are less than or equal to 5 percent of the Borrower's gross monthly income. The Borrower may not pay down the balance in order to meet the 10-month requirement."
Still, you can avoid FHA mortgage insurance by: Putting down 20 percent – This is the simplest way to avoid FHA mortgage insurance — but if you have the savings to put down 20 percent, it might make more sense to work on your credit score to qualify for a conventional loan instead.
FHA rates tend to be lower than conventional rates because the Federal Housing Administration, which oversees the FHA loan program, insures these mortgages. This means that private lenders are protected from the risk of borrower default, so they can afford to offer lower rates.

Despite the lenient FHA loan requirements, it is possible to be denied. The three primary factors that can disqualify you from getting an FHA loan are a high debt-to-income ratio, poor credit, or lack of funds to cover the required down payment, monthly mortgage payments or closing costs.
Another helpful note to know about FHA loans is that there are no prepayment penalties associated with them. Thus, you can pay off your balance at any time without penalty. This is beneficial if there are changes in the market that make it advantageous to refinance, or if you come into some extra money unexpectedly.
